  • Lake Chapala, the view is breathtaking—a 50-mile-long lake, all sun and hills. The retirement zone of two communities along the lake, a few miles apart: the funky, more Mexican village of Chapala, where gringos and locals live mostly side by side, and Ajijic (pronounced ah-hee-heek), where many Americans and Canadians live apart from the natives in pricey gated communities. Ajijic straddles a highway & shop signs half in English, half in Spanish. The town of Ajijic does have its Mexican charms: small plazas, quaint churches, solemn donkeys pulling carts. Ruth Ross-Merrimer, our guide to Lake Chapala retirement community of Lakeside . There is community theater, the October concerts, and the opera season, and charity work done by retired gringos. You must have an adventurous spirit to move to Mexico. Whether you move to Guadalajara, Lakeside, or elsewhere in Mexico, be prepared for culture shock. We meet a wide range of Lake Chapala retirees. See gorgeous homes, landscaped with dazzling garden foliage the climate encourages. "Stick a clothespin in the ground here, and it'll grow," says Ross-Merrimer. Retirees spoke of the reasonable cost of living in Ajijic compared with where they'd lived before. On Lake Chapala housing: "A house that costs $600,000 in Phoenix might cost $300,000 here." Taxes: "Real estate taxes in a New York suburb can run $12,000 a year for a house this size; here they're $67." Utilities: "Gas and electricity are $600 a month in Chicago; here it's $100." (Electricity in Mexico is expensive, but at Lakeside, there's little need for air conditioning.) "A maid in New Jersey, if you can afford one, can be $100 a day. Here, it's $5 to $10 a day." In Lakeside, as in other Mexican retirement havens, you can live as cheaply or as extravagantly as you've a mind to. Karen Blue, "chucked corporate life" in San Francisco Bay Area to settle in Ajijic, runs seminars with her partner, Judy King. They have a website for people thinking of moving to the Chapala area. Life in Lakeside can be for those without fat pensions or golden parachutes. Question: "Can Americans live comfortably here on their Social Security checks?" The answer, an unqualified yes. So, yes, you can live in Lake Chapala on a Social Security check." In Ajijic, we gather at a lush garden home with several transplanted residents, including retiree John Bragg, and his wife, Mary, Californians moved to Mexico 11 years ago. The ever-popular sport of bashing other retirement havens.

  • San Miguel de Allende, the colonial silver town the crown jewel of central Mexico. Boasts cobblestone streets, pastel-washed doors, art galleries, an enchanting main plaza known as El Jardin, and the Parroquia, a spired, fanciful-gothic confection of a church located in the center of town, whose bells toll at utterly unpredictable hours. Somewhat remote (the nearest airport is in León, an hour and a half away), this town of 70,000, which is home to an estimated 2,500 American retirees, scores high on the jet-set buzz meter. Restaurants in San Miguel are first-rate, art galleries and shops selling ceramics, folk art, and antiques. Music spills from San Miguel restaurants and cafés. Jennifer Hamilton, a transplanted Californian, has lived in San Miguel for 12 years. Gives tours of San Miguel's homes on Sunday afternoons. There are multimillion-dollar mansions up in the hills. There drawbacks of San Miguel "It's not a little village anymore." Good SMA homes are expensive; utilities go up every month. I'm worried that the Real Estate will price itself out. Archie Dean, author of The Insider's Guide to San Miguel. He arrived in 1990, says, San Miguel was a relatively primitive town where phones were scarce and shopping limited. "Now we're all connected," referring to cybercafés, cable TV piped in from the States, and direct-dial long-distance phone calls. You can live well for as little as $700 a month. A lot of people living in San Miguel on fixed incomes. For those expats possessing the wherewithal, San Miguel's cosmopolitan charm and arty ambience can also translate into opportunity. At Casa de la Cuesta, bed-and-breakfast minutes from the plaza. Owner Bill LeVasseur, owning a B & B was not in their plans. "We were retiring, the home they built in San Miguel could be turned into a home for tourists. A retiree enjoying the good life, sends plane tickets for the kids and grandkids to come to Mexico. They considered retiring to other places in Mexico but decided San Miguel was the place for them. Some people like their condos in Puerto Vallarta, but the heat there in the summer is unbearable and they've got mosquitoes as big as blackbirds. They've got McDonald's and Taco Bells, and we sure don't. Life is more authentic here." Our cue to move along to Puerto Vallarta.

  • Life and retirement in Sayulita and Puerto Vallarta, on Mexico’s Pacific Coast. AARP Magazine article, Sayulita Mexico: Live & Retire, "La Vida Cheapo" Looking for a piece of land to own in Sayulita, Mexico. Put down a stake and buy Real Estate in Sayulita. Not retiring yet. Will we build there? Will we become expatriates in Mexico? Barry Golson's book Gringos in Paradise talks about his experience of buying building and how you can move and retire to Sayulita, Mexico. Puerto Vallarta’s old-Mexican charm and jet-set beach glamour. A large, active American retirement community in Puerto Vallarta, an international airport 20 minutes from downtown PV, and amenities of a modern resort. A touch of Las Vegas to Puerto Vallarta. Up the coast, where retirement in Sayulita, we hear life is a little less frantic. 25 miles north of Puerto Vallarta to the village of San Francisco, or San Pancho. Bill Kirkwood and Barbara Hart-Kirkwood, Ex-Silicon Valley fast trackers moved to San Pancho with friends John Levens, and Judi MacGregor-Levens. Tales of house building in Mexico, making new friends, and adapting to Mexico's what-will-be mentality are upbeat and cheery. Barbara, gives you the straight info about anything including her "terrific" $3,500 face-lift in Mexico. Feel personally safe, and "Taxes are absurdly low" Retirees, look at properties in San Francisco, Mexico, and get the itch. Fear of the unknown. South of San Pancho, 40 minutes north of Puerto Vallarta, lies the village of Sayulita, estimated population 1,500. Go to Rollie's, the town's leading breakfast establishment. The place is packed, and there's a line out the door. Rollie Dick, from Salinas, California, is Sayulita's biggest booster and its gringo godfather. Rollie explains how a retired school principal (Rollie) and a teacher (Jeanne) landed in this tiny town beside the Pacific. It happened, he says, while on vacation they fell in love with Sayulita. A property that matched their limited resources came on the Sayulita Real Estate market. Approaching retirement, Rollie had toyed with the idea of opening a restaurant. "You had to have vision," "Plus, property taxes are only $32 a year." He lived there for nearly two years on his own, speaking little Spanish, waiting for Jeanne to retire and join him. We made the decision that we were going to live here as guests of Mexico and do things their way."

  • Lake Chapala Real Estate Values And Lake Level, Real Estate Voodoo. Some ‘experts’ explain what affects Lake Chapala real estate values. So what affects real estate prices in, Lake Chapala, Mexico? The law of supply and demand. Currently, most real estate around the globe has more supply than demand for properties at the current asking prices. How is demand for Lake Chapala real estate affected? Short and simple: economics. If housing market where you live in the US is also in a tail spin to the tune of a 21 – 36% range. Maybe you can’t sell your home right now, because there is a lot of inventory for sale compliments of the recent rash of foreclosures homes. For some, the stock market and housing problems don’t affect their ability to purchase a retirement villa in Ajijic, Mexico. The asking prices need to reflect the current the market demand (or lack there of). I don’t think housing prices have adjusted to where they need to be in the US or in Mexico for that matter. The value of real estate in Lake Chapala Mexico, needs to be based upon reality. “watch the water level of the lake as the prices of real estate vary with the level of water in the lake" – Hogwash! There is however, a lag of a year or two with the real estate prices following the level of water in the lake.” More Hogwash!! Mexican property values increasing in value out of thin air, without any basis in fact and are not supported by any logical thinking are Mexican Real Estate Voodoo. Some misinformed realtors and local residents of Chapala and Ajijic have made similar comments. Wall Street Journal by Jim Carlton, home seller says, “The homeowners attribute the falloff in values mainly to the lake's decline”. When this WSJ article was first published, "Shrinking Lake in Mexico Threatens Future of Region”, the water level Lake Chapala was at 20 year high water mark and the Real Estate market was strong. Fast forward to today, January 2009, the lake is at 30 year high water level and the Real Estate market soft. So if the stated theory is correct, some how cash laden, starry eyed gringos from up north will get the ‘migratory message’ to descend upon Lake Chapala by the plane load like the swallows returning to San Juan Capistrano, California. They will proceed to buy everything in sight, like swarm of locusts picking a corn field clean. After all the lake is at a 30 years high, so the coming sellers market will be a hum dinger. Search the web you’ll find other mistaken references to lake level and Lake Chapala property values. You, you need to watch what you read on the internet. Not everything is accurate. Not everything is true.

  • Pacific Coast Expats are coming to Sayulita, Mexico to enjoy the surf, fishing and warm winter weather. A small Mexican village caters to surfers and anglers looking for a slower pace and great experiences. Sayulita, Mexico: surfer catches a wave and sets up for a nice ride at Sayulita's main surfing break. Another break has ideal waves for beginner surfers. Sayulita, Mexico, about 40 minutes north of Puerto Vallarta, began as a fishing town, and that hasn’t changed – despite the many small hotels, restaurants and swarms of people carrying surfboards. A walk along the beach armed with a spinning rod and flashy spoons is a great way to hook a fish, such as Crevalle jack. Sayulita village about 40 minutes north of bustling Puerto Vallarta doesn’t have sprawling beachfront hotels or rumbling discos where tourists do tequila shots out of each other’s navels. Sayulita is Surf City, Mexico-style. Come for the surfing. This part of the Pacific coast in Mexico area is not too touristy. Sayulita’s world-class surfing and fishing and beach exploring attracts Northwest people, but the slow-paced, lose-to-the-earth rhythms of the Pacific coast town keeps them coming back. The Mexican government had built the highway that connected tiny Sayulita – mostly a fishing village in those days – to rapidly growing Puerto Vallarta. Surfers soon discovered the tiny town with great waves. Surfers spread the word about Sayulita, and more and more visitors arrived. Amazingly, the big hotels, chain restaurants and golf courses never arrived. There are no Senor Frog’s restaurants. Sayulita has lots of foreign visitors – and residents – but the town remains charmingly, stubbornly, delightfully Mexican. The winter months are the dry months in Sayulita. Daytime high temperatures are in the 80 to 85-degree range, but a breeze from the ocean keeps things comfortable. During the summer months, and many winter expats head back to the United States, Canada or Europe.
